The total cost of the project is $6.7 million, covered largely by a $1.9 million grant from the California Cultural and Historical Endowment. A performing arts center is also scheduled to be built on the site, which already has 100 affordable housing and working units.

Though the incubator could take up to a year to complete, there are already two tenants eager to get in: UCSC is likely to rent about 5,000 feet, or 20 percent of the planned space, and NextSpace, a local business incubator, is also looking in to renting space there.
